| 1. Standard Set-Up – standard
set-up for a single wide modular unit up to 60’ long. Standard
installation of a 1,400 square foot building with 16” x 16” double
drystack CMU piers (32” max. ht.) on 24” square ABS
pads on grade. Install shall consist of interior and exterior seams.
Floor seams shall be carpet bar. Ceiling seam shall be a 1” x
6” wood trim on a pre-finished gypsum ceiling. Wall seams
shall be vinyl covered battens. Exterior shall be a 1” x
6” wood trim. Roof shall be EPDM. This price excludes any
installation of roof vents, HVAC roof/pad mounted units or plumbing
units. The cost also does not include any site work. The GSA price
shown assumes the site is ready for the unit at the time of delivery.
2. Concrete
Footings – cost includes pouring sub-grade footers.
Does not include reinforcement.
3. Drystack CMU Piers – cost includes 16” x 16” double
drystack to a maximum of 32” high. Additional height is an
additional cost.
4. Anchors – Augured earth anchor; concrete embedded “minuteman” anchor
or equal. Additional reinforcement is at an additional cost.
5.
Deck installation – includes the cost of site-building
a 5x5 deck with one step and one 30 ft. ramp with a maximum height
of 30”. Deck is built new from treated wood. Anything larger
then a 5x5, longer then a 30 ft. ramp, or higher then 30” would
require additional cost.
6. Skirting installation – vinyl skirting with treated framing
at a maximum height of 24”. Anything higher would require
an additional cost.
7. Electrical Service – 400
amp NEMA disconnect mounted on the proposed modular building.
Connected to 2@ 200 amp subpanels located in each modular unit.
Sub-feeds from disconnect to subpanels shall be aluminum SER
cable sized appropriately. Connection from existing power source
to proposed disconnect is excluded. Cost does include building
and ground rod.
8. Plumbing Service – manifold
sanitary and potable water lines for 2@ handicapped single restrooms,
consisting of 2@ water closets, 2@ lavatories, 1@ hot water heater,
1@ water cooler and 1@ coffee bar sink. Sanitary sewer shall
be ABS/PVC piping and potable water shall be copper. Manifold
shall be completed to a single point terminated in the crawl
space of the proposed modular building. Connection from proposed
single point termination to existing plumbing services is excluded.
Heat tracing and insulation is also not included in the cost
shown.
9. Fire Alarm Installation - furnish
and install a stand alone fire alarm system consisting of 2@
manual pull stations, 2@ AV devices, 2@ smoke detectors, 1@ heat
detector and 1@ main control panel. Cost also includes the panel
having the ability to notify the fire department via dialer.
Any additional pull stations, AV devices, smoke detectors, heat
detectors or control panels will add additional cost.
10. Phone
and Data – furnish and install 1@ CAT 5 phone/data
drop in an existing single gang wall box with a conduit stub. Cable
for drop shall be terminated in a phone/data room located in the
proposed modular building. Maximum distance from drop to phone/data
room shall be 25’ Punch Panel and connection to existing
service is excluded. Additional drop boxes will add additional
cost.
11. Site Superintendent – 1@
Vanguard Modular Buildings Systems representative on the site
to supervise smooth execution of the project.
12. Engineered Foundation
Plan – cost based on typical 1,440
square foot building; additional square footage could result in
additional cost.
13. 30-yd. Dumpster – to
handle standard construction debris. Anything requiring a crane
or other means of removal will result in additional cost.
14.
Temporary Restroom – the cost shown is for one porta-john
on site. Additional porta-johns will result in additional cost.
15.
Final Cleaning - the cost shown is for cleaning a standard
1,440 square foot building. Additional square footage will result
in additional cost.
16. Building Teardown and Removal – End
user/customer is responsible for removing all contents in the
building. The building must be empty and broom swept by the end
user/customer. A customer representative must be on site during
teardown and removal. Vanguard Modular Building Systems will
be responsible for removing the building. Any decks, ramps
and skirting attached to the building is the customer's responsibility.
The axles and hitches must be with the building at the time of
removal.
